Basking Ridge ranks among hottest ZIP codes due to community appeal and proximity to NYC

Basking Ridge, NJ, home to around 25,000 residents and located in Bernards Township, has gained recognition as one of the most desirable ZIP codes in the United States. Ranking fourth on Realtor.com’s Hottest ZIP Codes in America list for 2024, this area was once home to Oscar-winning actress Meryl Streep.

The town's appeal lies in its strong sense of community and attractive living conditions. "Homebuyers are attracted to the area’s 'beautiful greenery, larger yards, and timeless home styles,'" said Marie Young, a Coldwell Banker real estate agent and resident.

Properties in Basking Ridge are highly sought after, with homes typically staying on the market for an average of just 16 days compared to the national average of 53 days in August. The proximity to New York City and Newark—just 40 miles away—adds to its desirability for commuters.

From January through June 2024, properties in the 07920 ZIP code received 3.5 times more views per listing than the U.S. median. This ranking was based on housing market supply and demand data from Realtor.com for January to June 2023.

Despite its charm, Basking Ridge is not inexpensive. The median home price stands at $995,500, significantly higher than the national median of $439,950 as of August. However, buyers find value here; according to Hannah Jones, a senior economic research analyst at Realtor.com, "The median listing price per square foot in Basking Ridge was 33.6% below the surrounding metro’s average in June."

This affordability relative to nearby markets like New York City and Hoboken makes it an attractive option despite its high prices. With over 70% homeownership among residents, the market remains competitive.

Safety is another strong point for Basking Ridge. Ranked as the second-safest city in New Jersey with zero violent crime reported last year, it offers a secure environment along with well-maintained neighborhoods featuring sidewalks and mature trees.

Founded around 1717 as part of Bernards Township and originally inhabited by Lenape Native Americans before European settlers arrived, Basking Ridge boasts historical significance with several sites listed on the National Register of Historic Places.

Families are drawn to its high-rated schools and local amenities such as a town pool and various restaurants and shops downtown. Additionally, natural attractions like the Great Swamp National Wildlife Refuge provide outdoor recreational opportunities.
